Every big asphalt failure in Wisconsin starts as a small crack that let water in. Water gets into the base, freezes, expands and tears the pavement apart from underneath. We clean and seal cracks with hot rubberized sealant, fill wider gaps with mastic, and patch failed sections with hot-mix so the surface is sound again. It is the cheapest, highest-return work you can do on a lot, and it protects everything the sealcoat is holding together.
